Most of Corrales still runs on a private well and a septic system. The village has no water system of its own, and the sewer reaches only part of Corrales Road. So when a toilet gurgles or a tub drains slowly here, the cause is often outside the house. It can be roots in the line, a tank that is full, or a drainfield that has stopped taking water.

There is no village water system in Corrales. Homes and businesses draw their water from private wells. The village has no sewer for most of the valley either, so septic systems do the work. A well contractor handles the well and its pump. We handle the plumbing in the house and the lines in the yard.
Sandoval County has no septic ordinance of its own, so the New Mexico Environment Department issues the permits here. A conventional system needs a lot of at least three quarters of an acre. The drainfield has to sit at least 100 feet from a private drinking water well. The tank has to sit at least 50 feet away. Lots in Corrales run big, which is part of why conventional systems still fit.
On a new system the state reviews the site before it approves a design. An inspection has to be requested at least 48 hours ahead, and nothing gets covered until it passes. A Permit to Operate comes at the end, and we walk that paperwork through with you. We install systems and we repair them. We do not pump tanks, and a pumping company handles that part.
Only part of the village can. The sewer utility mainly serves Corrales Road between Meadowlark Lane and Old Church Road. There is some service south of Meadowlark, where the line carries wastewater toward the Albuquerque system near Coors and Alameda. Everything off that stretch stays on septic.
The village runs a STEP system, short for septic tank effluent pump. Your septic tank stays in the ground. A pump moves the liquid out of the tank and into the village main at the road. The village calls for a tank with at least two chambers. An old single chamber tank has to be replaced first.
The property owner owns that line from the house, through the tank and the pump, out to the village main. Selling a property in the primary service area triggers a connection. So does a failed septic system, because the village has you connect instead of building a new drainfield. Census figures count about 3,900 housing units in Corrales, with a median build year of 1986. Roughly 255 of them date to 1939 or earlier. Close to six in ten went up before 1990. That mix shows up in the pipe. Old adobes have pipe that was added over the decades. The 1980s and 1990s houses have long runs out to a tank.
Roots are the other constant. The Corrales Bosque Preserve is a natural cottonwood forest between the Rio Grande and the Corrales Riverside Drain. The old Corrales acequia was dug early in the 1700s, and irrigation ditches still run through the village. Where there is water, roots follow, and they find the joints in clay and old cast iron pipe.
Repeat backups on the same line usually mean roots or a low spot in the pipe. Drain cleaning clears the line and buys you time. When that same line backs up every few months, the pipe itself is the problem. Then we locate the break, dig, and replace the bad section.
The weather station in Corrales averages about 145 nights a year at or below 32 degrees. Close to 50 of those nights reach 20 degrees or colder. The last spring freeze usually lands in late April, and the first fall freeze around the middle of October. On February 2, 2011 the station read 11 below zero.
Cold like that splits hose bibs and the water lines running through unheated crawl spaces, garages and casitas. It also finds tired water heaters. A tank that was already weak tends to let go on the first hard night of the year.
Heating matters here too. Census figures show about 77 percent of occupied Corrales homes heat with piped natural gas. Another 5 percent run on propane and about 12 percent heat with electricity.
