A tankless swap is more than hanging a box on the wall. The unit burns at a high input while it runs, so the gas line and the vent usually change. A tank holds hot water. A tankless makes it as you use it, so the number that matters is flow. Add up what runs at the same time, like a shower and the kitchen sink. That total in gallons per minute sets the size.
The second number is temperature rise. That is the gap between the cold water coming in and the temperature you want at the tap. Incoming water runs colder in January than in July, so we size the unit for winter.
Altitude counts here too. The fuel gas code cuts a gas appliance's rated input about 4 percent for every 1,000 feet above 2,000 feet. Edgewood sits near 6,700 feet and the Albuquerque valley near 5,300 feet. We check the model and its high altitude rating against your elevation before we order.
Often, yes. A tank heater sips gas over a long slow burn. A tankless fires at a much higher input to heat water in seconds. That can mean a larger gas line from the meter, or a new run to the unit.

Venting changes too. A tankless needs its own sealed vent, so the old water heater flue usually does not carry over. Condensing units also make acidic condensate that needs a drain, and sometimes a neutralizer.
Hard water is the main thing that shortens a tankless life here. The Albuquerque water authority says its water runs from moderately hard to hard, depending on the blend. It also tells customers that white particles at the faucet are often calcium carbonate scale from the water heater. Wells in the East Mountains carry their own mineral load.
Scale builds inside the heat exchanger, where it robs output and trips error codes. A descaling flush pushes a mild acid through the unit and clears it out. Most makers ask for that once a year where the water is hard.
A tankless is not right for every house. A small place with one bathroom and a long gas run may do better with a tank. A house that runs three showers at once may need two units, or a bigger gas line than it has. When an existing unit quits, water heater repair is the first thing we look at.
