Sandia Park has no municipal water system and no sewer. Most homes draw from a private well. A few sit on small groundwater systems, like Fox Hills Water Users and the Old Sandia Park Service Co-op. Down the hill in Tijeras, the Entranosa Water Association serves about 8,500 people across the East Mountains.
We do not drill wells and we do not work on well pumps. Our work starts at the house plumbing: the water lines, the fixtures, the water heater and the drains. If the well side is the problem, we say so and a well company takes it from there.
Waste goes to a septic tank and a drainfield on your own lot. That makes a slow main line a different job than it is in town. A backed up main is a drain cleaning call first and a septic question second. We clear the line, then look at whether the tank or the field is the real trouble. We do not pump tanks, and a pumping company handles that part.
Sandia Park sits in unincorporated Bernalillo County. Bernalillo County is the only county in New Mexico with its own onsite wastewater ordinance. It covers the unincorporated parts of the county. The shape of the process is the same either way. An application goes in with a site plan, proof of ownership and the bedroom count. NOAA normals for 1991 to 2020 put Sandia Park at about 171 nights a year at or below freezing. About 62 of those nights fall to 20 degrees or colder. Albuquerque averages about 93 freezing nights. The valley and the mountain are two different climates, roughly 1,700 feet apart.
Pipes split where the heat does not reach. Hose bibs, crawl spaces, garage walls and lines in an unheated addition are the usual spots. Find your main shutoff before you need it. Getting the water off early turns a flood into a repair.

Heating in the 87047 ZIP does not look like heating in the valley. Census estimates put about 38 percent of homes on bottled, tank or LP gas. About 22 percent run on utility gas, about 20 percent burn wood and about 12 percent use electricity. Propane means a tank in the yard and a buried line into the house.

Plenty of mountain homes heat with a boiler and baseboard, or with radiant floor loops. Mini splits are the other answer for a cold bedroom, a casita or a garage. The median build year in the 87047 ZIP is 1992. No decade put up more homes here than the 1990s. Those water heaters and boilers are on their second or third round by now. We come over from Edgewood on NM 344 and NM 14, or west on I-40 and up through Cedar Crest.
