Tijeras sits at about 6,350 feet, where the canyon opens into the East Mountains. The village runs its own water utility and lists no sewer department. Homes here treat their waste on site, and most of the canyon is on septic. A tank that backs up into a tub is the owner's problem, not a city crew's.

Every public water system with a Tijeras address pulls groundwater, not river water. The village says its supply comes only from aquifers in the Sandia and Rio Grande basins. Outside the village limits, small associations and private wells do the job. Entranosa, Tranquillo Pines, Green Ridge and Quail Hollow all appear in federal drinking water records with Tijeras addresses.
Groundwater changes what your plumbing sees. Pressure swings, and minerals build up inside a tank water heater or a tankless unit. We work the plumbing side of that: the heater, the supply lines, the valves and the fixtures. A well contractor handles the pump, the pressure tank and the casing.
The village water utility covers village addresses only. Outside the village, on a well or an association line, nobody looks after your side of the meter. That is the part we take care of, for houses, rentals and small commercial buildings alike.
It depends on which side of the village line your property sits on. NMED regulates the incorporated parts of Bernalillo County, and Tijeras is one of them. Unincorporated county land runs under Bernalillo County's own onsite wastewater ordinance. Carnuel, Sedillo and most canyon lots outside the village fall on the county side.
The steps look much the same either way. You file an application with a site diagram, proof of ownership and the bedroom count. The reviewer can call for a test hole to read the soil and the water table. NMED's published target is a decision in 10 business days on a conventional system.
Rules drive the design more than taste does. A conventional system needs a lot of at least three quarters of an acre. The disposal field has to sit 100 feet away from a private drinking water well. The inspection happens before the system is covered, and you ask for it at least 48 hours ahead.
Heat up here is split. Census estimates put about half of the occupied homes in the village on piped natural gas. Across the wider 87059 ZIP, about half run on propane, and one home in five burns wood. Carnuel, down at the mouth of the canyon, leans toward piped gas.
Propane changes the fuel, not the standard of the work. We run and repair gas piping for ranges, water heaters, boilers, dryers, fireplaces and fire pits. Gas and propane line work includes a pressure test when an inspector or the utility asks for one. If you smell gas, get everyone out first, then call your gas supplier from outside.
Heating on this site means water heaters, boilers, radiant floors, baseboard and mini splits. Some canyon homes still run hot water baseboard off a boiler. Boiler repair and yearly service are steady work in the East Mountains. We do not touch forced air furnaces or refrigerated air.
Cold does. A weather station a few miles away, at about 6,000 feet, averages 95 freezing nights a year. Freezing nights start there in late October and run into late April. The coldest reading in the last 30 years was 12 degrees below zero, in February 2011.
Pipes in crawl spaces, garages and outside walls are the ones that split. Lines running to an unheated outbuilding take the same beating. A vacant rental with the heat turned off is the classic burst pipe call. Find your main shutoff before you need it, and label it.
Age plays into it. Census estimates put the median home in the village at 1981 and in Carnuel at 1975. Across the 87059 ZIP the median is 1990, because the ridge subdivisions came later. Older water heaters, older supply lines and tired shutoff valves are what we find on winter calls.
